Are you wondering how to buy a home with no money down? Buying a new home with no money down is easy and there are four basic ways to accomplish this.

Credit scores overall help your chances in getting a 100% loan, financing is available with FHA, VA and if  you are a veteran of the armed forces and if  in the area you are looking to buy in is an approved rural developing area, you may qualify for 100% financing with a USDA purchase loan. If you are a first time home buyer, you may qualify for one of Maryland's down payment assistance programs.

Although getting 100% financing doesn’t take care of all the cost of buying a home you will need assistance from the seller which would be negotiated between you and the seller and written in your purchase contract. The loan programs do place a limit on the amount a buyer can accept as a contribution FHA, VA and USDA allow up to 6% of the sales price and Conventional loans have a tier for seller contribution if you put 3% down max contribution is 3% and so on as illustrated.

Generally a 4% seller contribution is sufficient to cover your portion of closing costs
